Full RTU change-outs

We handle the whole job: capacity verification, curb measurement and adaptation (or a new curb where needed), crane scheduling and rigging, the lift, gas and electrical reconnection, condensate and flashing, controls and economizer setup, start-up and commissioning. Old unit hauled away the same day.

Repair and troubleshooting

Compressors, condenser and blower motors, belts and bearings, contactors and control boards, gas heat sections, economizer dampers and actuators, refrigerant leaks, and rooftop electrical faults. We stock the common RTU failure parts.

Preventative maintenance

Quarterly or semi-annual programs covering coil cleaning, belt and bearing service, filter changes, refrigerant and electrical checks, economizer operation, drain pans and roof-curb condition — reported unit by unit so you can budget replacements instead of being ambushed by them.

Why rooftop units fail differently

An RTU lives outdoors, on a roof, in North Texas. Nothing else in the building takes that much sun, wind, hail and temperature swing, and almost nobody looks at it between failures because getting up there is a job in itself.

So the failures are predictable: belts perish and snap, bearings dry out, condenser coils pack with cottonwood and roof grit, economizer dampers seize part-open so the unit pulls 100°F outside air into the space, and roof-curb flashing fails and starts leaking into the ceiling below. None of that is exotic. All of it is invisible from the shop floor until something stops working.

The economizer nobody checks

An economizer is meant to save you money by using cool outside air when it is available. When the damper actuator fails — and they do — it can stick wide open, feeding the building unconditioned Texas summer air while the compressor runs flat out trying to cool it.

The building never gets comfortable, the bill goes up sharply, and nothing looks broken. We have found seized economizers on units the owner believed were simply 'undersized'. It is one of the first things we check, and it is cheap to fix relative to what it costs to ignore.

What it costs

A rooftop tune-up is $250 for the first unit and $200 for each additional unit on the same visit — so a four-unit site is $850, not $1,000, because it is one trip and one set-up. Diagnostic call-outs are $120, or $200 outside Monday to Saturday 8–5 and on Sundays.
