80% or 90%+? Single, two-stage or modulating?

In North Texas the heating season is short but sharp. An 80% furnace is often the sensible economic choice; a 90%+ condensing furnace makes sense where venting allows and where you want the lower operating cost and quieter, longer cycles. Two-stage and modulating burners paired with a variable-speed blower deliver noticeably more even temperatures in two-story homes. We explain the trade-offs with numbers, not sales pressure.

Attic installs done right

Most homes here have the furnace and air handler in the attic — which is where a sloppy install shows up as water damage two years later. Every install we do gets a properly sloped secondary drain pan, a float safety switch, a sealed and insulated plenum, correct flue pitch and support, a service platform and light where needed, and a filter cabinet you can actually reach.

How long does a furnace last in Texas?

Because our heating season is short, gas furnaces here often reach 18–25 years. The practical limit is usually the heat exchanger and parts availability, not the burner. Once repair costs pass about a third of replacement cost on a system older than 15 years, replacement is normally the better investment.

Should I replace the AC at the same time?

If the AC is within a couple of years of the furnace in age, yes — replacing both together costs less than two separate jobs, guarantees a properly matched coil and blower, and preserves the full efficiency rating of the pair. If the AC is much newer, we will match a new furnace to your existing coil.
