HVAC Maintenance & Tune-Ups
Systems that get serviced twice a year run about 15–20% cheaper, break down far less, and last years longer. In a climate that asks an air conditioner to run eight months a year, that difference compounds fast.
Spring cooling tune-up
Condenser coil cleaning, refrigerant charge verification by superheat and subcooling, capacitor and contactor testing, compressor and fan amp draw, evaporator coil and blower inspection, condensate drain clearing and float-switch test, filter, static pressure and temperature split, thermostat calibration.
Fall heating tune-up
Burner and flame-sensor cleaning, igniter and safety testing, gas pressure, combustion analysis and CO reading, heat-exchanger and flue inspection, blower service, temperature rise, condensate trap on condensing furnaces, and a full written report.
What you actually get from it
Fewer emergency calls, lower monthly operating cost, longer equipment life, a valid manufacturer warranty, and a technician who already knows your system when something does go wrong.

Or let us just remember it for you
The problem with maintenance is not the cost. It is that nobody thinks about their air conditioner in March, and then it is 105°F and everyone is thinking about it at once.
Two tune-ups a year bought one at a time come to $198 for a single system, or $318 for two. Comfort Club membership is $150 and $240 — $48 and $78 cheaper for the same two visits, before you count the priority scheduling, the 10% off repairs, and no overtime charge on after-hours calls.
Members get booked automatically in spring and autumn, so the tune-up happens whether or not it crossed your mind.
HVAC Maintenance & Tune-Ups — questions we get asked
How often should HVAC be serviced?
Twice a year for a system that both heats and cools: cooling in spring, heating in fall. A heat pump should always be done twice, since it runs year-round.
How often should I change my air filter?
A 1-inch pleated filter every 30–60 days; a 4- or 5-inch media filter every 6–12 months. If you have pets or allergies, check monthly. A restricted filter is the single most common cause of both frozen coils in summer and limit trips in winter.
Does maintenance really lower my electric bill?
Yes, measurably. A dirty condenser coil and a low or overcharged refrigerant charge each cost real efficiency, and together they can easily add 20% to your cooling cost.

- What the smell coming from your AC actually meansMusty, burning, rotten eggs, chemical. One of these means leave the house now.
- Why your air conditioner is freezing upIce in a Texas summer means one of two things — and chipping it off makes it worse.
